Calsara J Property Management, Inc. was formed by Pendulum LLC, a national risk management consulting firm. The company purchased two commercial offices buildings in 2006. Having been a tenant/owner and having dealt with several management companies, Pendulum decided to form a management company to service the ever-growing demand for quality property management.

Management:
Our on-site team of managers, who average more than 20 years experience and the specialized staff acquires the resources to manage properties from the small landlord to multiple property owners. Our company manages with the commitment of excellence and professional responsiveness to our owners and tenants.

Accounting:
We pride ourselves in our property management accounting department with the accounting knowledge for retail, office, warehouse and industrial properties. Our accounting department will prepare and be responsible for:

• Budgets
• Rent rolls
• Tenant billings
• Cam reconciliations
• General bookkeeping services

Maintenance:
Our commercial maintenance technicians are dedicated to detail and are available on-site for everything from repairs to general and preventive maintenance issues. We offer the highest caliber of services to our tenants with weekly maintenance checks and a general contractor for timely quality tenant improvements.
